  • Status: Sale officially confirmed.

Edinburgh (Edinburgh Daily News) January 15, 2026 –  Knight Property Group has confirmed the sale of an office building at Edinburgh Park as part of a commercial property transaction.

After drawing “good interest,” one of the most notable office buildings in west Edinburgh has a new owner.

For an undisclosed amount, DS Properties purchased the fully-leased building at 4-5 Lochside Avenue, Edinburgh Park.

The sale, on behalf of Knight Property Group, demonstrated increased confidence in Edinburgh’s office investment market, according to property consultant Lismore Real Estate Advisors.

One of Edinburgh Park’s most sustainable office buildings, the iconic Grade A structure has undergone substantial renovations and redevelopment by Knight Property Group, Lismore continued.

4-5 Lochside Avenue, which spans three stories and 42,519 square feet, is fully leased to a “strong” tenant lineup that includes SP Transmission, Lumacron Technology, Pulsant, and Anchorpoint Group.

James Barrack senior, founder and chairman of Knight Property Group, said:

“From the outset, our strategy was to redevelop the building to meet the needs of modern office occupiers, with a strong focus on sustainability and quality.

Achieving full occupancy ahead of the sale is a proven endorsement of the quality and specification of the property and underlines our ability to create, lease and realise value in high-quality office assets. This transaction allows us to recycle capital into the next phase of our development pipeline.”

Simon Cusiter, director of Lismore Real Estate Advisors, said:

“This transaction highlights the depth of investor demand for high-quality, fully-let office assets in Edinburgh. The property attracted good interest, reflecting both the quality of the development and the city’s status as one of the UK’s most resilient office markets.”

DS Properties director Warren Phillips added:

“It’s a first class asset in one of the UK’s big six cities. We’re very happy with the acquisition process and it was a pleasure dealing with Knight Property Group and their agent, Lismore, on the transaction.”

Knight Property Group was represented by Lismore Real Estate Advisors, and DS Properties was advised by Galbraith Group. Q&A Law Practice represented Knight in the transaction, while Morton Fraser MacRoberts represented the buyer.

Aegon Asset Management, Diageo, JP Morgan, HSBC, and Tesco Bank are just a few of the significant occupiers in the Edinburgh Park neighborhood.

What sustainability features does the Grade A building have?

No specific details available on the sustainability features of 4- 5 Lochside Avenue from Knight Property Group’s verified trade advertisement.

Grade A office structures in Edinburgh Park generally incorporate energy-effective HVAC systems, LED lighting, high- performance glazing, and smart structure operation to achieve BREEAM Excellent or veritably Good conditions, reducing functional carbon by 20- 40. Refurbished means like this frequently feature upgraded sequestration, EV charging points, and rainwater harvesting as standard for ultramodern lettings.

The estate emphasises net- zero pretensions through quarter heating networks, solar-ready roofs, and biodiversity advancements, aligning with tenant demands from enterprises like Pulsant for ESG- biddable spaces.
